Overview The Town Council rezoned nearly 25 acres at the northeast corner of Northwest Maynard and Chapel Hill roads for a Lowe's Home Improvement Center and a restaurant in May 2003. This rezoning prompted the council to revisit how other quadrants of the intersection should develop. The Town's Land Use Plan shows the intersection as a neighborhood activity center. The intent is a mix of retail, office, institutional and moderately dense residential uses in a relatively compact area where people can walk. The council has directed Town staff to review the Land Use Plan at the intersection to ensure traffic does not exceed what neighborhood activity centers produce. Land Use Plan changes require a public hearing. The Town typically goes beyond that, soliciting citizens' opinions early on to help shape proposals. See the plan. work on the study in June 2003 and presented three Area Studied The study area contains approximately 126 acres. Much of the area is undeveloped or has homes on large lots. West Cary Middle School and Godbold Park are nearby. The primary focus will be on the portion west of Maynard Road and west of Evans Road. See a map. Transportation The Town Council wants to ensure that traffic associated with future development in this area does not exceed what might normally be expected for a neighborhood activity center at this location. Road projects in the vicinity include Northwest Maynard Road, which is under way, and Evans Road, where widening is scheduled to begin in fall 2004. The Town's Comprehensive Transportation Plan includes an index of streets with traffic projections in 2005, 2015 and 2025, plus future widths.
